    • Working with Penelope Huang was a joy. We moved across the country with 2 kids under the age of 2, which was a tough task. Penelope really rolled up her sleeves and pitched in to help make our home ready for move-in. It seemed there was no limit to her capacity to help us out, from taking and e-mailing extensive photos of homes (interior and exterior), to buying furniture and appliances, to hiring contractors and actually coming to the house to oversee work in our absence - she was amazing! Her encyclopedic knowledge of the ins and outs of Silicon Valley home ownership coupled with her years of experience make her the only Realtor you'll ever need.

    • Penelope made some astute decisions that were crucial in maximizing my home's appealAfter purchasing a house in Santa Cruz, I hired an agent to sell my home in San Jose, since I was in the process of moving to Santa Cruz, I relied on the agent to supervise the makeover. However, even though the makeover ended up costing thousands of dollars, the house actually looked less attractive than before. After 4 open houses, we received one offer from another realtor at $60K below the asking price. I took the house off the market and then hired Penelope to help me sell the house. Since I was living in Santa Cruz, I had to rely on them to manage the preparation of the house. They made some astute decisions that were crucial in maximizing its appeal. The interior was painted again but this time with several attractive neutral colors that greatly enhanced the appearance. All of my furniture was removed, and a professional stager was hired. She did a fantastic job in transforming the interior of the house with furniture, artwork and accessories. A dated chandelier was removed from the dining room and an unsightly ceiling fan was removed from the master bedroom. Both were replaced by inexpensive yet attractive and updated alternatives. The real breakthrough occurred when Penelope had the idea of converting a screened-in shed in the back yard into an outdoor entertaining area. Previously, I had used this shed for storing junk. The junk had been removed by the first agent, so the shed was empty, but it was still unsightly. She removed the tattered screens to open up the shed, removed the stained, moldy indoor/outdoor carpet that covered the floor, pressure-washed the concrete floor and then furnished it with patio furniture and other accessories. All of this was occurring just when the Bay Area real estate market was imploding. Inventory was about 3 times greater than previous years; interest rates were peaking and buyers were taking a wait-and-see approach. We had to reevaluate the value of the house relative to the market. After just a few days on the market, we received an offer from a young couple which we were able to counter to within $1000 of the asking price. During the entire process, Penelope handled everything in a professional and thorough manner. I would highly recommend them to anyone considering a real estate transaction.

    • Penelope displayed the professionalism and ethics that more real estate professionals should aspire to.Penelope was able to sell our house for 20% more than a broker from a large office stated he could get for us. The large office broker, who had worked with us for 2 years as we rented the residence, attempted to pressure us with a No Conditions Offer which was for a low ball 20% less than Penelope later delivered. He could even give us a 1% discount on the Selling Cost since he would be the Selling AND Buying Broker. The sale of our house was complex, in that the tenants in the house had a lease and wished to extend it beyond the prime selling period. Penelope was able to work out a win/win situation for the tenants and us. The tenants cooperated in showing the house and Penelope structured a simple letter requesting that sellers would like to honor the request of the tenants to extend the lease. We were able to find a strong buyer willing to take on the lease with the existing tenants. Once we had accepted the offer, my wife and I flew off to Mexico for our previously planned vacation. We left the details of the close to Penelope without a worry. With large complex deals, there is nothing better than a professional who will own all aspects of the transaction follow-up to the end. My wife and I have been through the purchase or sale transaction, of houses, for over 10 residences or rentals. Penelope stands apart from all of the other agents/brokers, which we have worked with. Penelope has the knowledge, experience, personality, and drive to buy or sell any house."
