I challenged Phil Snow to find my first home with some very unusual criteria and at a price I could afford with a VA loan. We were lucky to find one home per week and had to keep looking for five months. Strangely, one house that I had passed on for the price being too high, didn't sell within zero to three days like all the others, and Phil was able to negotiate a reduced price in this super-heated market. This house has the most AMAZING views of any house we visited and it's so peaceful and quiet. Each day, I keep finding really interesting surprises, like having a pair of owls that live on this two plus acre property. Phil's words describe my new home well with, "It' really is a cool place." There were multiple occasions where Phil guided me away from properties for which I was very enthusiastic. I didn't think I would get caught up so much in this process, but when I finally found the first house that met my criteria, I was very happy. Phil wasn't that enthusiastic about that first property or a few others that I really wanted and was quick to point out costs that could be an issue after the purchase. Phil really listened to everything I wanted, and we finally found much more than I expected for what I can afford. I even have my own private driveway where passers-by on the main road can't even see the house. This property allows for everything I want to do for work and for play. I originally wrote this review for Phils internal review and waited until Thanksgiving Day to send it in to show how extremely grateful I am to Phil Snow, his team and all of his expert associates that made this purchase work for me. Im posting this now to Zillow on Christmas Day to again make the point that having Phil find you a home is like a present waiting to be unwrapped. The present I got the other day was watching the fog roll into the valley below from atop a large rock on my property. On this huge rock, I have a 270 degree view of the valley. Thats three quarters of a complete circle!Im happy every day that I finally have my first home

Phil was patient, honest, straight-forward, kind, generous, diligent and helpful at every step. I appreciate his positive attitude and perseverance. He was genuine, never "sales-ey" and I never felt pressured. He is personable and professional. Phil is also very responsive to email, and that was perfect because I am so busy most of the time. He always made time and went way out of his way on many occasions. Phil really worked hard, and he stuck it out with my partner and I for the long haul. Originally. we wanted to buy a parcel of land and build out a modular home. Phil helped us locate several properties and even went to city and county planning departments to find out specifically what each parcel would take to achieve our goals and stay in budget. It took months of research and investigation to conclude on our own that route was not the way for us to go at this time in our lives. Building anything in San Diego County is complicated and expensive, with many potential and unknown costs and delays that are difficult to anticipate and risky to take on, especially for a first time homebuyer. Phil helped us figure all of that out, but the best part was that he never pressured us to shy away from what we wanted to do; he supported our vision and went out of his way to make it happen. Now the fun part. We're not standard people by any means and we wanted something really special with privacy, beautiful views, peace and quiet. Plus hopefully something with unique architectural features. AND in budget. That stuff IS out there, but it's extremely limited, and it goes quickly in the current market. We found a property just down the road from a parcel of land we considered previously. The views were amazing and the house had the space we were looking for, but it was dated, with blue toilets and everything. It was priced over market, so we put in an offer at the top of our range a little under market. We countered a couple of times, but we were nowhere close to finding the right middle ground, so we had to walk away. We saw many other homes, but it was very hard to find other similar properties. We even entertained houses in areas where we didn't feel safe - and then we had to backpedal. We secured financing for a higher amount and fell in love with the same house in Crest while driving by looking at others. Phil patiently helped us with another round of offers and negotiations. The sellers were unfortunately difficult and unrealistic. They would not even go to the price they went to before, despite us going way up to meet their previous counter offer. Exasperated, we had to walk away...again. By the way, that house is now pending sale at the price we were offering! Our new house in Escondido popped up on Zillow one morning. We contacted Phil right away and he agreed to meet us at the open house an hour later. The views were spectacular and we couldn't believe how many mature fruit trees were growing on the property. We put in an offer that night at the top of our new budget thinking we would still not get it, but we would regret not trying anyways. We lost out to another offer. That deal fell through, however, so they contacted us. Phil had a good working relationship with the listing agent and that helped tremendously. Between the financing terms and the inspections, we negotiated a price we were happy with. Then Phil discovered in the process that a developer was buying the land surrounding the property on three sides to build homes right in our unobstructed view. Again, Phil went way out of his way to talk to the City, get plat maps and legal docs, arrange meetings with the developer, and a slew of other things to make sure we had everything to make an informed decision. I wrote up a document detailing various items we wanted in exchange for agreeing to not oppose the developer's project. Phil offered to get us help with his property law contacts to review the documents. We came to an agreement that would limit the obstruction of views and provide new utility connections up to the house. Everyone is happy, and we love our new home! I actually feel bad that Phil won't accept any offer of payment for going above and beyond his scope of services. For example, he drove out to help us diagnose and fix problems with the irrigation system in our new home as a housewarming gift. It took half a day and he went to the hardware store to get the parts and refused to let us reimburse him for the materials, not to mention his time. He even sent us pizza on our move-in day. That was a lifesaver in the middle of a really hectic time. Phil went WAY above and beyond what I would expect of a realtor throughout the whole process. We really enjoyed working with him and will recommend him highly to anyone, and certainly work with him again.

- Hugh GoodPhil really went above-and-beyond when helping us with the sale of our home in Santee. There are certain things you expect of an agent: photographs, a listing, and a marketting strategy. Phil did all those and more, and the net result was two asking-price offers within 48 hours of us moving out (and within 24 hours of his open house). We ended up with a hassel-free sale that we didn't even have to stick around town for, at a price that was very aggressive given the comps. Phil's fees didn't seem any different than other agents in the area, but we got a lot of bonus services from him at no additional cost: He coordinated bookings for a cleaning service, carpet cleaners, painters, light staging, and a locksmith, without any mark-up on his own. He was out in our yard trimming our palm trees for us, pressure-washed our pavers, and even went through the trouble of personally putting a coat of concrete paint on our front steps. On top of that, he helped us dispose of a few items on Craigslist that we were unable to deal with before heading out of town. He was always easy to reach and, when it was all done, he mailed us a USB drive with a copies of all our documents. What more could you ask for? I have no hesitation giving him a solid 5 stars in all the categories above
