- Ellen and I connected, but did no business
I would suggest you check out her current standings and rating performance on other review sites. Losing money was our preferred route, as opposed to working with this realtor. We were pushed to the point that my wife preferred to forfeit $7200. earnest money, loan prepays, plus what we lost donating items purchased for a home we were going to use as therapy for my health condition. I bid on a home that belonged to an old acquaintance that had lost his wife. He was moving to a retirement home. This house had been listed for a long time at $68k by other realtors and by the owner. I came totally unprepared, but after seeing the owner and how he had changed, There was only one other bid than mine. I bid $72K. I could have bought it including a building we paid $500 for prior to the auction. I truly felt sorry for the owner. When we began the paperwork, I explained to the Ellen, and the auction company "Carolina Farms and Realty" that this was a spur of the moment purchase. I also explained that the 30 day closing posted on their sign might be tough because of the current surge in sales. I explained that our credit possibly would make a difference. They were also told that I had a few other routes I could take if there was a problem. I even explained I could at anytime give the owner an additional 25K if it would was needed. One of my alternatives turned out to not work, but that was only one of the other routes. The other routes were declined, as well as the extra money down. I realized that I had made a bad mistake after a few emails from Ellen. I was continually bullied by Ellen Perric about how I should not have bid, if not prepared. My alternatives went in one ear and out the other. Apparently it didn't matter to her. I realized I was dealing with someone that thought the world was perfect. I personally don't think my messages were relayed to the seller. My banker and his assistant spoke with and relayed messages explaining that things looked fine, but the loan department was backed up. Ellen apparently thought I was suppose to get special treatment from them. Their contract, which she tried to use to press things, stated that as long as things were proceeding well with the loan, I was allowed an extension. I could even exceed that so long as the lender said things were proceeding well. My credit report is 800 +, which is excellent. It even states 35 years, and never a late payment. My only problem is I have too much credit. My wife's is also absolutely excellent. The loan was going to take around 60 days, which the contract allowed. Things happen, and I truly felt we would process quicker than most. We were better qualified than most people in my, and my banker's opinion. I have never dealt with anyone like Ellen. I have bought and sold several homes. and owned a real estate appraisal company for 14 years. I truly have never dealt with anyone quite like her. She declined all offers of extra money to help the situation, yet still was telling me how I was suppose to stay on the bank to speed it up. I finally sent a letter to assume all blame, and smooth things out prior to closing. Wow, her colors really came out. Once we had the closing dates, she requested the 25K cash. We no longer trusted anything about her. I contacted the seller to explain that I would meet her at the bank and do what was necessary to avoid the waiting period of a large check. The seller had no idea what I was talking about, and said she did not need the cash. Ellen responds saying that the seller would not meet me in the bank parking lot to get the money. WHAT THE HE** was that suppose to mean? I guess I should not have bid without being qualified. I assumed my other methods of covering things were would have helped if our loan took too long. A Dual Agent should listen to both clients, and realize that things aren't always perfect. I did meet all requirements of the contract. I think I am like most people in that I speak and treat them the way they treat me. However, I became a person I did not like through this. Nice has always been easy, you have to really work to be mean. I hope that Ellen will learn to pay attention and listen to people. This could have been taken care of before the original 30 day closing they preferred, plus it would have been over and done for the owner. Problems like this are probably why Ellen Perric has 68 current listings, yet according to Neighborhood City reviews, she has only sold one since November 2012. It states it takes her almost two years to close per the website. My opinion is that she possibly overestimates homes to get the listings. Not a fan!

I believe this woman is a crook... I found a tract of land through another agent. She told me that Ellen Peric was the listing agent and would present my offer to her. Over the next few days, Ellen was nothing but a hindrance to the sale of this property. She repeatedly procrastinated, "seemingly" holding back from presenting my offers to the seller (my guess is that she was trying to build tension/worry in the sale so I'd give in and raise my offering price - sort of "playing the fish", kind of game - she really pissed me off to the point that I almost reported her to the real estate commission for unethical behavior). Each time I made an offer/counter-offer, she delayed giving it to the seller, forcing my agent to call and "remind" her that she was NOT acting within the law. Of course, Ellen didn't seem to care and continued to act unethically (from my perspective). Toward the end, I was so fed up with her crap, I decided to back out of the deal - I just couldn't take anymore of her nonsense. My agent persuaded me to give it one more try (which I did). My last offer was once again, held back by Ellen, causing yet ANOTHER phone call by my agent to force her to deliver it to the seller. It's interesting to note that once the offer was delivered to the seller, each time he responded quickly. It was ONLY Ellen that caused all the delays and headaches in this transaction. If I could have tracked down the seller, I would have done so and presented the offers to him myself, bypassing that pathetic excuse of an agent. I wonder what the seller would have done if he knew what stunts his agent was pulling behind his back. In the end, I flew out and examined the property. Unfortunately, it wasn't what I had expected, so I back out of the deal. North Carolina law states very clearly that a buying can back out of a deal for any (or no) reason whatsoever and have his earnest money refunded. Regardless, I sent the owner a letter, stating the reasons why I was backing out (I felt it the decent thing to do). Right on queue, Ellen informs me that they were considering NOT refunding my earnest money (as if she had a choice in this matter - unbelievable). Her flagrant disregard for the law is disturbing. Fortunately (and once again), my agent "reminded" her that by law, she HAD to return the funds. Ellen was going to send me the check. My quick thinking agent felt it better if she went and picked up the funds from Ellen personally, then send me a check after she had the cash in hand. We both didn't trust Ellen. Shortly thereafter, I received the check in the mail.
